Disney’s “Best Kept Secret” was the Disney Vacation Club motto way back when in the early days of  DVC, but to us, it’s more than just a motto!

We are former DVC Sales Guides that worked directly for DVC. Our team includes top performers from DVC and we got tired of watching people being charged more & more buying direct from DVC and get less perks and benefits in return.

How many of us bought Aulani back in 2012-2022 range with the hopes of using those points here in California?  Trouble getting in?  Well, that’s why we’re here to help and we can help sell your Aulani contract and you turn around and buy into the New Villas at Disneyland Hotel to actually finally own in CA!

DVC offers little help to owners when it’s time to sell and leaves owners struggling to find their own way to sell their Deeds if that time comes OR they offer you pennies on the dollar to buy it back from you, if at all. Which is why we branched out here in CA to have a West Coast presence and service our West Coast families.

Our goal at DVC Best Kept Secret isn’t to be the largest, but to be the best and bring that award winning DVC service to the resale market!

There are no upfront fees. If anyone charges an upfront fee, most likely it’s a scam.

Our team at DVC Best Kept Secret ONLY makes money when the contract is sold. All the marketing costs associated with selling your DVC membership are paid by us.

Our low commission rate of 5% is way under the industry standard and we’re all about giving our members the best value we can!

There is no certain timeframe when it comes selling, just like on a regular home sale.

Several factors can affect the amount of time it takes to sell such as:

1. Home Resort & how many points

2. Asking price

3. Do you have backdated (banked) points vs. being “stripped” meaning, all this year / future year’s points are used

Once the offer has been signed by both parties, sent to DVC for Right of First refusal, the whole process can take about 30-60 days to wrap it up and close out the sale.

Typically, all paperwork is handled electronically so no need to travel to FL, CA or Hawaii for closing.

You will receive the proceeds minus a $20 ROFR recording fee ($41 for Aulani) and a $150 Estoppel Fee (from DVC) and our 5% commission.

If you owe any money on the contract such as a loan, then that will get paid off and you receive the balance minus the above fees.  Closing costs / annual dues are typically paid by the buyer during the negotiation process.

If your a foreign seller, you will also have a mandatory IRS 15% withholding for FIRPTA (Foreign Investment in Real Property Tax Act) tax.  In most cases, the sellers receive a refund of the tax but this cannot be guaranteed.  The IRS will determine if any refund is due after closing and there are 3rd party companies who can assist as well.

Regarding Aulani, if you’re a NON-Resident of Hawaii:  you will be assessed a 7.25% HARPTA ( Hawaii Real Property Tax Act) tax on the selling price at time of closing by State Law. There are 3rd party companies who can try to assist with a refund of that tax as well.

Several things affect the value of a DVC membership such as:

1.  Resort

2. Number of points and if any points are banked (that adds more value than a contract where someone has used all their current / upcoming year’s points)

3. Once we chat with you, we can discuss the current pricing options and what your contract may be worth.

For closing on any of the Florida properties we recommend using DVC Title and Escrow or TRCS Inc.. For closing on any Grand Californian, Villas at Disneyland Hotel or Aulani contracts we recommend using First American Title. Both of whom we have great relationships with and give us great pricing as a result.

All companies are highly experienced in DVC closings and have procedures in place to work along side Disney in verifying everything about a sale is correct and up to date.
