What are the benefits of being a DVC Member?
Members will join Disney Vacation Club (DVC) for many reasons. Many want to take Magical Vacations and stay at Deluxe Resorts for the same or similar price as a Value resort. Others may join to create Legacy vacations for themselves, their children and grandchildren as the Deeds can be passed down to your family for as long as the Deed length lasts.
The main benefit from the financial side, is let’s say you stay a week at Animal Kingdom Lodge during Jan (off-season) and pay CASH for a Savannah View (animal view) room – after tax its $4,496 (Jan 12,2025 – Jan 19, 2025) current cash rate. (per Disney World website)
As a DVC member using points, that trip would be 109 points. So for example, buying 100 points is a 1-time purchase price of approx. $12,000 (resale pricing) and you receive those points each year until Jan 31, 2057. How many cash trips would you have to take before spending that anyways? We call that a break-even point on your purchase.
Once the membership is paid off, then your main cost is your annual dues, which on 100 points at Animal Kingdom Lodge (as an owner there), runs approx. $964/year (2025 dues) so compare THAT amount to $4,496 and you can see the benefits of being a DVC member right away!
Almost a 75% savings off the cash price, plus the point charts for DVC are inflation proof, meaning the total number of points at each resort can NEVER increase, so you know what you will be getting each year as a DVC member vs. paying cash rates from Disney which change constantly!
Will I receive the same treatment as DVC Members who purchase direct through Disney?
You will receive the same great service, have access to member services, have a DVC Sales Guide and have access to the 14 Legacy DVC Resorts and all of the World Collection Resorts (Interval International). You just can’t use your resale points on Disney Cruises, select Disney Hotels or Adventures by Disney.
DVC considers these extra options as “incidental benefits” of Membership and reserves the right to discontinue them at any time regardless of how the membership is purchased. They are in the DVC purchase agreements as only valid for 3 years and can change or be taken away at anytime, which DVC has done over the years.
Many direct members express frustration with certain events, such as Moonlight Magic, where it’s a limited capacity event that features a “Virtual Queue” type of system to register for those events and many members don’t make it in, so again, paying for a “benefit” that many never get to enjoy.
They used to offer a morning breakfast for members at Disneyland Hotel each week called Royal Member Gathering, which was taken away before COVID, so yes, benefits can & do change and can be taken away whenever DVC feels like it.
How many DVC points should I buy?
This will depend on a few factors such as how often you vacation, the length of those vacations, the size room you will need and of course your budget. With buying DVC on the resale market your family may be able to get more points because the costs are typically much less than buying directly through the developer.
As a rough example, typically 100 points/year will give you about 5-7 nights per year in a deluxe studio, 200-250 points/year roughly 5-7 nights in a 1 bedroom and so on. The point charts can be provided for your review anytime.

What are the room types at the DVC Resorts?
Studio:
The studio is typically 20-30% larger than a standard hotel room. Includes a mini-fridge, microwave, sink and toast / coffee maker. Members have access to FREE onsite laundry rooms at each DVC resort. The studio unit sleeps a total of 4-5 people.
One-Bedroom Vacation Home:
The one-bedroom unit has a master bedroom w/jacuzzi tub, a living room, a FULL kitchen, washer / dryer and a private patio. The one-bedroom unit sleeps 4-5 people.
Two-Bedroom Vacation Home:
The two-bedroom unit consists of a one-bedroom unit and a connecting studio (Lock-off) or it may be a dedicated two-bedroom unit consisting of a master bedroom w/jacuzzi tub and a second bedroom with two queen sized beds. FULL kitchen, washer / dryer, living room with a queen sleeper sofa and a private balcony or patio. The two-bedroom unit sleeps a total of 8-10 people.
Three-Bedroom Grand Villa:
The three-bedroom unit is the largest and typically most luxurious vacation home at Vacation Club resorts. Each unit has three bedrooms and three baths and anywhere from 2,100 to 2,800 square feet. The Grand Villa can sleep up to a total of 12 people.
Note: There are slight variations in unit configurations from resort to resort AND all rooms have pack n play cribs as well or on request.
What is Home Resort Priority?
Home Resort Priority means you can book your home resort up to 11 months in advance and 7 months at any other DVC resort. (Called the 11-7 rule).
Home Resort Priority is important if you have a certain tradition of staying at a certain resort during certain times. For example, if you enjoy the Grand Floridian during Christmas then you would want to own there so you can book it 11 months in advance and have a head start before other owners booking at 7 months.

What are the Deed Expiration Dates for the DVC Resorts?

At the end of the deed expiration it will be up you or your heirs to either rejoin DVC or everyone can walk away and be done. Unlike other timeshares that say they are “Deeded for life” and no one can get rid of them, DVC deeds offer an ending date where everyone can part ways.
What does “USE YEAR” mean?
Use Year is the date DVC points will be placed into the membership each year. (Imagine it’s your Disney Birthday!)
There are 8 different Use Years (Feb, Mar, Apr, Jun, Aug, Sep, Oct, Dec.) and the points are always deposited the 1st day of the Use Year month. Banking deadlines are 8 months after the Use Year date.
Use Year is important, for example, if you travel each June / July, then you’d want to find a Use Year that lines up with those travel times like April / June vs. having a Use Year for August because then you’re always having to borrow to go in June OR wait until the following year to travel. It’s nice having your points load up right before your main travel period.
What is banking and borrowing?
As a Member you can use up to 3 years of points for one vacation by banking from the prior year and borrowing from the upcoming year. There is no cost to bank or borrow points. Each year you have 8 months from the date you get the points (the Use Year) date to decide to bank the points. The banking deadlines for each Use Year are in the table below:

Banking points is a nice option if you decide not to travel this year or you want a larger family trip next year, save this year’s points into next year and if you still need more points, you can borrow from the upcoming year as well! (Save up to 2 years of points and borrow from 1 year for total of 3 years points on a particular trip).
When can I make my first DVC reservation?
Once the sale has closed, it takes approximately 3 weeks for Disney to set up your new membership. Once the new membership is set up by Disney, they will mail you a letter that will contain your Membership number. With your new Member number you can call and make reservations through Member Services, and Disney does ask that you wait for that Member number to be received before contacting them. Please note, Disney will not provide a Member number over the phone, so you must wait for the letter to arrive.
How long does is take the DVC contract to close?
Approximately 45-60 days. This is typically the time frame because after we receive both Buyer’s and Seller’s signed contract, everything goes to DVC for Right of First Refusal or commonly abbreviated as ROFR. Disney has 30 days to review the contract and decide whether to exercise their right or not.
Once approved, Disney sends an estoppel to the title company and the title company then can prepare final documents. After the final documents have been executed and returned (along with the monies due from the Buyer), the contract closes and Disney is notified of the transfer of title.
After the contract is closed Disney then makes the final transfer of membership, which takes approximately 3 weeks. Once the new membership is set up by Disney, they will mail you a letter in the mail with your Membership number.
When will I receive my DVC Member number?
Your DVC Member number should arrive from Disney Vacation Club approximately 3 weeks after your contract has been closed and recorded in county records. Once you have received your letter in the mail with your Member number you can contact Disney Vacation Club member services to begin making reservations.
Can DVC Members have multiple Use Years?
Yes, if you have the same use year for all of your packages, you will have one ID card for all of them. If you have more than one use year, you will receive an ID card for each one. You can use the points from different Use Years together, but they must be transferred first.
You also want to be aware of different BANKING windows for each Use Year, so as long as that’s not a problem, there’s no issues with multiple Use Years.
Do I have to buy a minimum of 150 points?
Unlike having to buy direct, when buying a resale contract you can buy any number of points starting as low as 25 points as that is the minimum number of points on most contracts.
What will the closing costs be?
Typical closing costs average between $600 and $1,200 based on the purchase price and if you are financing. Our associates can give you a more exact amount based on which contract you are looking to purchase.
Aulani contracts typically run about $1,049 thru First American Title in Hawaii for contracts under $75k.
Are prices for resale contracts negotiable?
As with any transaction, some seller’s are negotiable and some are firm at their asking price. We’ll always be willing to present an offer for you. Our associates at DBKS will also advise you if the offer your presenting risks not passing Disney’s Right of First Refusal (ROFR) so you may make an informed decision about the price you would like our team to present.
What is the Right of First Refusal (ROFR)?
Right of First Refusal is the option DVC has to buy back any contract. Most of the times, they pass on the sale if there’s not enough profit for them to buy & resell at full price, but this process typically takes about 30 days for them to review and decide to buy or pass.
Is financing available for DVC resale contracts?
Yes! Lightstream Financial and Vacation Club Loans are among a few who can offer financing for DVC loans.
Here are the details of financing through Vacation Club Loans:
- They do NOT have a loan origination fee, saving you $199 at closing.
- No prepayment penalties!!
- All loans for Disney Vacation Club are guaranteed approved.
- Finance up to 90% of your purchase price; you pay only a 10% down payment plus closing costs OR choose our No Credit Check option.
- Loans may be financed for up to 10 years, 120 months.
Do I need to travel to FL, CA or HI for closing?
No, almost all closings for DVC resale are done using e-mail, fax and/or FedEx.
Is my DVC resale purchase protected?
The Title companies are highly experienced in DVC closings and have procedures in place to work along side Disney in verifying everything about a sale is correct and up to date.
